148 Avenida consists of two Alameda County tax parcels that are owned and used as a single property, with no advantage to separate ownership, due to the Creeks Ordinance. The 148 Avenida parcel is occupied by the residence, and the second parcel is utilized as garden space.

The Garden Plan covers both parcels as a single unit.
- 148AvenidaGardenProject is the 2015 PDF setting out a use plan for the Garden Parcel. This parcel is not suitable for residential development. It is encumbered by severe landslide issues and largely un-buildable due to city ordinance. The parcel is the remnant of the subdivision of what were originally planned as 4 lots, roughly divided as 2.5 lot (148 Avenida) and 1.5 lot proportions (140 Avenida).

Contextual perspective matters in the development of understanding of systems. Understanding is the assimilation of relational concerns with knowledge of how components interact in order to influence systemic effects.
Helping to achieve that contextual understanding of impacts on decisions of consequence is my intent with the MBF, AF, EATS and Annie. It also provides the contextual framing for the Home Automation Architecture component in the architecture schematic.
Intended Consequences and Contextual Scale
Intent drive action toward whatever it is you are trying to understand and accomplish, everything we do. Here, the “property plan” for 148 Avenida is a concept that has consequence well past my own use of the property. How much of my action is geared toward myself, and how much is geared toward 148 Avenida as a component of “commons” is a decision variable on my part.
How I use it, while I’m the owner, makes a difference beyond the financial value of the property to myself and my heirs. My decisions and actions directly influence a cascade of other things. Those things, create circumstances and situations which define a network of rational consequences which can all be attributed; have possibilities and probabilities computed; and have advantages and disadvantages scored concerning how they (my actions) can, will, should, or must occur; based on how I intentionally make choices of concern as the “property manager” for the part of the planet the City of Berkeley identifies with a lot number, and the US Post Office calls 148 Avenida Drive, Berkeley CA 94708-2125.
It’s all part of how I intentionally choose to do things as I go through life, where I am, who I am, my conditions and circumstances, and how my conditions and circumstances cross those of everyone else I interact with as I go through life.
